NOTICE OF HEARING ON ANNEXATION AND ZONING

Town of Ellendale issued the following announcement on March 9.

Public Hearing will be held before the Town Council of the Town of Ellendale to consider the following:

  1. Review of an Annexation Petition and Zoning Request for a parcel of land totaling 0.98 acres located at 18168 Beach Highway, Ellendale and identified as tax parcels 230-26.00-105.00 & 230-26.00-105.00-54808 in a deed recorded with the Sussex County Recorder of Deeds in Book 5365 on Page 198. The property is currently zoned AR-1 (Agricultural Residential 1 Zone) in Sussex County. The proposed zoning is R-1 (Single-Family Residential Use District). The property is located on the south side of Beach Highway at the intersection with Sharons Road. The annexation category according to the Ellendale’s 2020 Comprehensive Plan is Phase 1 and the land use designation is a mix of Residential and Commercial. Petitioned by the owner, Thomas Shorts, and the parcel is not subject to an Annexation Agreement.
  2. Review of an Annexation Petition and Zoning Request for a parcel of land totaling 126.76 acres located on North Old State Road, Ellendale, across from 12096 North Old State Road, and not currently having a street address. The property is identified as tax parcel 230-19.00-112.00 totaling 82.6 acres & 230-20.00-12.00 totaling 44.16 acres in a deed recorded with the Sussex County Recorder of Deeds in Book 4318 on Page 190. The property is currently zoned GR (General Residential) in Sussex County. The proposed zoning is R-3 (General and Multifamily Residential Use District). The property is located east of North Old State Road, south of Fleatown Road, extending across the railroad tracks owned by Pennsylvania Lines LLC, west of Holly Tree Road, and north of Douglas Drive. The annexation category according to the Ellendale’s 2020 Comprehensive Plan is Phase 1 and the land use designation is Residential. Petitioned by the owner, LFW Delaware Holdings 2015 LLC, and is subject to an Annexation Agreement with the developer, OA Forest Landing LLC.
A public hearing has been scheduled for Wednesday, March 9, 2022, at 7:00 PM before the Town Council. Written comments will also be accepted prior to the conclusion of the public hearing via mail to Town of Ellendale, P.O. Box 6, Ellendale, DE 19941.
